How do you calculate the offer? Are you lowballing me?+

We pull your title, plat, and comparable sales for your county, then evaluate access, zoning, utilities, and any liens. The offer reflects what we can actually pay given those factors. We'll explain the math behind it when we send the written offer. No opaque numbers.

Who pays closing costs?+

We do. Title search, title insurance, recording fees, and the title company's fee, all on us. The only money that comes out of your pocket is the property taxes you owed before the closing date.

How long does it take?+

We send a written offer within 48 hours. If you accept, a clean transaction can close in 14 to 30 days. We're flexible. Some sellers want to close in 2 weeks, others need 3 months. You set the timeline.

What if my land has back taxes or a title issue?+
